It’s your first time getting involved in a construction project; may it be building your own family home or for a work assignment. Among a number of professionals that you met during the research process, you have completely no clue which one to choose. What are factors to consider when making such a big decision?
To begin with, there are two types of construction professionals; a construction company and a wholesaler (pemborong). A wholesaler would typically come as a foreman who is experienced in constructing a building first hand and upscaled their skill to manage an end to end project. On the other hand, a construction company acts as a consultant that can educate on holistic evaluation of the existing land plot. Their expertise can provide analysis for the end product based on your desired building specification compared to the available budget, timeline, and industry standard for materials. They would also typically be equipped with a complete and documented background portfolio.
First timers are recommended to engage with a construction company. Hiring a wholesaler would demand the client’s base knowledge to make sure that the project goes according to the desired specs and timeline as they will not provide clients with the consulting capability. Now that you are choosing between several construction companies, these are the things you should consider among these options
1. Budget, Quality, and Time
A good construction company would be able to provide the best scenario for your building based on their expertise in this triangulation.
Quality: This aspect would normally be your first checkpoint. Does their portfolio reflect a convincing track record? Are they experienced in handling the spec of the building you are looking to construct?
Budget: the cost for a construction company would normally be calculated by unit per meter square. Your choice of contractor should at least provide a range of total budget for the project based on the available plot of land
Time: Once you have found the sweet spot of desired quality and proper budget, it is then a deadline for the building to be finished that needs to be agreed upon. Can they complete the project within your desired timeline? If not, what is the cost to accelerate it?
2. Directory of Material
There exists a tier leveling in brands for each element of a building (paint, flooring, sanitary, kitchen, electrical, etc). How the construction company curates material on the budget plan represents how far they master the industry standardized material directory. Your construction company should align the choice of material that fits best to the budget.
3. Communication
The experience you are having on initial dialogue with the construction company determines the quality of the building process. On a construction project there should normally be five milestones:
- Land preparation and pillar structure assembling
- Building formation
- Finishing: walls, flooring, ceiling, and painting
- Furniture setting
- Doors and windows framing -> building key handover
- A good construction company should be able to illustrate how these five checkpoints would progress based on the scale of the project.
These three factors will reflect the expertise of your choice of construction company, how they articulate the details and attitude towards this professionalism are the key indicators on how you will fit to their work ethics.
